A One-Line Invoice Is a Weak Position
What a homeowner can demonstrate matters as much as what happened, and the documentation is created at the assessment rather than afterwards.
What you have noticed, the roof type and roughly its age. We will tell you honestly whether it is a repair or a replacement.
Repair
Partial repair is more often permitted than homeowners think
Tile
A tile roof is a different repair problem from shingle
Documented
Photographs and reports your insurer can actually use
Licensed
General contractor, licensed in the state of Florida
The evidence has to exist before the repair
Once a roof is repaired, the damage is gone. A homeowner arguing a claim afterwards has whatever photographs and reports were taken beforehand, and if that is a one-line invoice they are relying on somebody's recollection of a roof that no longer exists in that condition.
There is a timing element as well. Policies commonly require prompt notice of a loss, and a homeowner who spends three months getting quotes before reporting may find that delay raised as an issue. Reporting early and deciding later is generally the safer order.
What useful documentation includes
- Photographs of the damage, dated, from multiple angles.
- A written condition assessment describing what was found.
- A scope of work an adjuster can follow line by line.
- Photographs during the work, not just before and after.
- The roof's age and construction where known.
Photographs that are actually useful
Wide shots establishing which elevation and which slope, then closer shots of each damaged area, then detail shots close enough to show what the damage is. A single close-up of a broken tile proves a broken tile and nothing about where it was.
Include something for scale, photograph the undersides and the interior staining as well, and keep the originals rather than sending compressed copies. The metadata carrying the date is part of what makes them evidence.
How we handle it
- 01Photograph and document before any repair begins.
- 02Provide a written assessment, not just a price.
- 03Produce a scope an adjuster can follow.
- 04Photograph during the work as well.
- 05Give you the whole record, not a summary.
Take your own photographs as well, as soon as it is safe. They are dated, they are independent of any contractor, and they exist whatever happens to the relationship with whoever eventually does the work.
Said plainly
Where we stop
We are not public adjusters and we do not negotiate claims. We document what we find and provide a scope; how your claim is handled is between you, your insurer and any adjuster you engage.
