Florida amended its roof repair provisions in 2022. For roofs built to a sufficiently recent code edition, repairing a damaged portion may no longer require replacing the whole roof — and a great many homeowners here are still being quoted the older position by people who benefit from the larger job. Florida changed the roof repair rule in 2022. For roofs built to a sufficiently recent code edition, repairing a damaged portion no longer automatically triggers replacing the whole roof. Homeowners are still routinely told otherwise, and it is worth asking your building department directly.

A tile roof is a different problem from a shingle roof

Tile is common across Southwest Florida and it fails differently. The tiles frequently outlast the underlayment beneath them, which means a roof that looks intact from the street can be at the end of its waterproof life — and a roof with broken tiles may need very little.

We document for the insurer, not just for the repair

Photographs, a written condition assessment and a scope an adjuster can follow. A homeowner arguing a claim with a one-line invoice is in a much weaker position than one with a documented assessment, and the documentation costs us time rather than money.

Did the 25 per cent roof rule change?
Florida amended its roof repair provisions in 2022. Whether a partial repair is permitted on your roof depends largely on when it was built — confirm with your building department directly.
My tiles look fine. Is the roof fine?
Not necessarily. The underlayment beneath the tiles is the waterproofing, and it has a shorter service life than the tile itself.
Do broken tiles mean a new roof?
Frequently not. It may need only those tiles replaced, and salvaged tile from your own roof matches better than anything you can buy.
Where do mixed tile-and-flat roofs leak?
At the transition between the two systems. It belongs to neither trade and is routinely improvised on site.
How do I check a contractor after a storm?
Verify the Florida license with the state yourself, not from a photograph. It takes a few minutes and it is the check most often skipped.
Why does documentation matter so much?
Once the roof is repaired the damage is gone. Whatever you can demonstrate afterwards is whatever was photographed and written down beforehand.
Do you negotiate insurance claims?
No. We are not public adjusters. We document what we find and provide a scope an adjuster can follow.
